Senior Construction Project Manager
The Senior Project Manager (SPM) will be part of an in-house project management team (PMO) that is responsible for the delivery of a unique portfolio of residential developments in Gibraltar and Spain. Reporting to the Head of the PMO, the SPM will be responsible for the administrative and technical management of a large-scale residential development project throughout the project’s lifecycle, which includes feasibility studies, design, consents, tendering, construction, and handover.
The SPM is the individual responsible to provide management oversight for all phases of the construction project and requires a strong background in both the technical aspects (including design and specification) and project management. The SPM works hand-in-hand with the Site Management team, a relationship that emphasizes the importance of well-managed construction operations for the success of the project.
Essential functions and responsibilities:
Project Planning, Execution and Control
Develop an effective plan for completion of project (communications, budget, schedule, risks, etc). Plan all construction activities; track and control construction progress to achieve completion of project within quality, time and monies allocated. Establish control systems and monitor administrative procedures to track project. Produce project reports at agreed intervals.
Develop, maintain, and enforce a project site logistics plan and temporary facilities plan. Ensure all insurance requirements, safety and labour relations are in compliance. Coordinate and support construction team, workers, materials, and equipment, ensuring that specifications are being followed.
Statutory approvals / Procurement / Contractual matters
Is responsible for the proper administration of construction contracts and for obtaining all necessary permits and licenses. Assist with tenders and prepare contracts. Oversee performance of all trade contractors.
Technical / Design matters
Possess working knowledge of project plans, specifications, owner contract, subcontracts, purchase orders, correspondence, shop drawings, submittals, RFIs and all project related documents. Review architectural and engineering drawings to make sure that all specifications and regulations are being followed. Maintain accurate set of as-builts.
Health, safety and environmental (HSE) matters
Acts as overall lead for Health, Safety, Wellbeing and Environmental on site(s). Ensures detailed and up-to-date construction Health & safety (H&S) Plan is in place in respect of each work package. Ensures all on-site resources are properly trained on company health, safety and environmental policy and proactively promotes health and safety considerations to project partners throughout the project. Produce, review, and maintain method statements, risk assessments and ITPs.
Must have a technical / construction academic background (either BSc, MSc in engineering or architecture). Additional training in Project Management and/or Business Administration will be valued as well as PMP or Prince2 project management accreditations.
Strong knowledge and experience in building projects and construction works management.
Must possess a minimum of 5 years of proven construction project management experience in Senior project management role supervising residential construction projects of increasing complexity, and a sound ability to manage projects (full contract administration) from start to finish. It would be highly advantageous for candidates to have UK and Spanish orientated background, and directly related experience of new build residential construction.
Health, safety & wellbeing, and environmental management experience to current standards.
A high level of experience with RC works and steel frames would be an advantage.
Excellent written and verbal communication skills.
High level of English and Spanish language, and strong internal and external communication skills needed.
Must possess advanced computer ability and demonstrate proficiency in the use and application of Microsoft Office suite, Microsoft Project and project management technology tools.
Must be self-motivated and punctual.
Ability to work under pressure, with proactivity and ownership, and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency.
